KCRC receives 12 expressions of interest for Ho Tung Lau (Site A) property development

The Kowloon-Canton Railway Corporation (KCRC) has received 12 expressions of interest for joint venture development of Ho Tung Lau (Site A).
Speaking after today’s closing of submission, Director, Property, Daniel Lam said, "We are happy with the response, which reflects the respondents’ confidence in the future market of the site and their acknowledgement of our success in reducing construction costs and in overcoming technical constraints.
"It is too early to say at this stage when tenders will be invited. The decision hinges on market conditions and the progress of our premium negotiation with the Lands Department," he said.
The proposed development is adjacent to KCR Fo Tan Station. Occupying an area of about 2.65 hectares, it will produce approximately 122,900 sq. m. of gross floor area, comprising 120,900 sq. m. for residential use and 2,000 sq. m. for retail purposes.
Five residential blocks of 37 to 40 storeys will be built on a two-storey podium to provide about 1,560 units and 293 car park spaces.
To make the site more attractive to bidders, the Corporation has revised the design of the project with a substantial saving in construction cost.
This will be achieved by implementing the following measures:

•                Shortening the construction period by reducing the extent of the decked-over area;
•                Fast-tracking the foundation works by using large diameter bore-piles and relocating rail tracks without disrupting East Rail  services; and
•                Making the entire site available for construction works and shortening the development programme by temporarily relocating  part of the maintenance service to the freight yard at Sha Tin.
